Franklin runs on two very different building types. Cool Springs, along I-65, is one of the region's biggest office and retail districts, with corporate headquarters, the CoolSprings Galleria, and medical offices near Carothers Parkway. Downtown, the Main Street historic district holds shops and restaurants in buildings that are well over a century old. Our shop is in Brush Creek. We don't claim a Franklin storefront.

Who We Help in Franklin

Franklin's commercial map splits between modern Cool Springs campuses and a historic downtown:

  • Corporate and Class A office buildings: headquarters campuses and multi-story offices in Cool Springs, where tenants expect steady comfort on every floor
  • Multi-tenant office and professional suites: buildings along Cool Springs Blvd, Mallory Lane, and Carothers Pkwy where zoning complaints come with tenant turnover
  • Medical offices and outpatient suites: practices around the Williamson Medical Center campus on Carothers Pkwy and across Cool Springs
  • Regional retail and restaurants: the Galleria and Mallory Lane corridor, with big-box roofs, anchored centers, and busy kitchens with walk-ins
  • Hotels: Cool Springs and downtown properties with guest-room systems, common areas, and kitchen refrigeration
  • Downtown Main Street shops and restaurants: historic storefronts with tight mechanical space and aging equipment
  • Churches, schools, and apartments: Franklin's fast-growing residential base

Office comfort, retail rooftops, and historic downtown buildings are the work. A residential-first truck is not built for it.

What makes Franklin commercial HVAC different

Franklin pairs a corporate office market with a historic downtown, and the city cares how rooftop equipment looks.

Cool Springs corporate offices

Franklin is home to major corporate headquarters. Nissan North America's headquarters at One Nissan Way is the area's largest office building. Mars Petcare's U.S. headquarters fills about 224,000 sq ft in two connected Class A buildings at Ovation, a mixed-use development planned for up to 1.4 million sq ft of office. Large office buildings mean VRF, zoned systems, and plant equipment.

CoolSprings Galleria and Mallory Lane

The Galleria opened in 1991 and has about 1.18 million sq ft and roughly 150 stores at I-65 Exits 68 and 69. Mallory Lane, beside it, carries grocery, big-box stores, and restaurants. Big roofs, many rooftop units, and kitchens with walk-ins.

Carothers Pkwy medical

Williamson Medical Center sits at 4321 Carothers Pkwy, with physician offices in the tower next door and practices across the county. Medical offices notice a failed unit right away.

Downtown Main Street historic district

A 16-block district on the National Register since 1972, named a Great American Main Street in 1995. Some buildings date to 1799. The city's historic design guidelines ask owners to keep ground units behind buildings and to hide roof units behind parapets or distance. Replacements usually have to fit the space the old unit used.

Citywide rooftop screening

Franklin's zoning ordinance says rooftop mechanical equipment shall not be visible from any adjacent street or internal drive. It must be screened by a parapet or a dark-toned screen. Ground units must be screened as tall as the equipment. A replacement unit that's taller or bulkier than the old one can create a screening problem. Check requirements with the City of Franklin before you change equipment size.

What this means for Franklin facility managers

  • Office tenants expect steady comfort: one PM plan across every floor and suite beats one-off calls
  • Bigger buildings run plant equipment: chillers and boilers need scheduled care, not just rooftops
  • Replacements must fit the screen: plan unit size and placement before a summer failure forces the issue
  • Historic buildings mean tight access and more repair-vs-replace decisions
  • Retail and restaurants can't lose a Saturday: walk-ins and RTUs need to be ready for peak traffic

Long, humid Middle Tennessee summers put heavy load on office rooftops and restaurant walk-ins alike.
